Transitioning from being a DJ to a filmmaker and now a creative real estate investor has been an incredible journey filled with parallels. As a DJ, my goal was always to find innovative ways to keep clients and crowds entertained, constantly pushing the boundaries of creativity. This skillset seamlessly transferred to my role as a filmmaker and editor, where I crafted engaging content for clients, including music videos and behind-the-scenes footage. Now, delving into the realm of creative financing in real estate, I find myself drawing upon similar creative instincts. Just as I once curated unforgettable experiences on the dance floor, I now craft unique solutions to help clients navigate the complexities of property transactions. Whether it's finding innovative financing options or devising creative strategies to sell properties, the same spirit of creativity drives me forward.I'm incredibly grateful for the opportunity to apply my creative talents to this new venture. It's a thrilling journey where I can continue to harness the power of creativity to unlock opportunities and make meaningful connections in the world of real estate.

In this podcast with Shanna,I discuss my first house flip in 2007 in Albuquerque, New Mexico. I cover the good, the bad, and the ugly—from dealing with permits and bad handymen to having the police involved. The experience taught me a lot and left me eager for more. Be sure to follow Shanna, as she is incredibly generous, and I'm grateful she invited me to be on her show.

As a DJ, filmmaker, and now a creative financing professional, having strong testimonials has always been crucial. I particularly value video testimonials because they capture the in-depth emotions and feelings of clients, making them perfect for sharing on YouTube and other social media platforms. What strategies are you using to get the best results from your clients? Share your thoughts in the comments.

What I have learned from Mat SorensenMat Sorensen (Attorney, Author) discussing buying businesses:1. When purchasing a business, you can choose between a stock sale or an asset sale. An asset sale creates a new company, leaving the liabilities of the previous company with the original entity.2. Running a business revolves around the people involved.3. Consider buying businesses where you are already a customer.4. Ensure a team, including an accountant and attorney, reviews the business's financials and tax returns before proceeding with the purchase.5. Businesses can be bought creatively, similar to real estate. Purchase a business large enough so that you aren’t just buying a job.6. Avoid buying businesses that are losing money unless you can add value and have a concrete plan to turn them around. Turnarounds are much riskier.

Real estate investing shares remarkable similarities with my time as a The University of New Mexico track athlete. Both demand extreme focus, unwavering dedication, and the willingness to go the extra mile. Whether perfecting a skill set in real estate or honing speed on the track, the commitment to excellence and perseverance through tough times align perfectly. As a Division I athlete, responsibility was ingrained deeply, and I carry that same ethos into real estate. Both arenas require promise, commitment, and teamwork to ensure mutual success. Whether it's crossing the finish line in a race or closing a deal, the principles of discipline and collaboration resonate deeply, guiding me to strive for greatness and support others along the way.www.AzBuysHouses.com
